Key Points

  • HG Construction has won a total of £225m worth of construction contracts from developer Far East Consortium (FEC), to develop four residential developments in Manchester.
  • The contract entails two plots: NT02 and NT03, located in Dantzic Street, near Manchester Victoria train station, in the Red Bank area.
  • These developments will add up to 895 residential homes: 316 homes in a 34-floor build-to-rent tower and 579 units in other buildings.
  • NT02 is FEC’s first ever build-to-rent development which is expected to commence at once, with its completion set for 2029.
  • Construction of NT03 buildings consisting of Falcon, Kingfisher and Midrise is expected to commence in early 2027, conditional on Building Safety Regulator Gateway 2 approval.
  • Planning permission was granted by FEC in August 2023 for 1,551 residential homes in plots NT02, NT03 and NT04.
  • Red Bank development falls under Victoria North, a regeneration project between FEC and Manchester City Council, targeting the development of 15,000 residential homes.
  • Architecture was done by Hawkins\Brown and landscape by Open and S+G.
  • HG Construction intends to apply in-house construction capabilities, including manufacture of bathrooms and utility pods through offsite building.

Manchester (Manchester Mirror) October 22, 2026 – HG Construction has secured £225m of contracts from developer Far East Consortium to deliver 895 homes across four buildings at Red Bank, part of Manchester’s Victoria North regeneration area. As reported by Construction News, the contracts cover two plots, NT02 and NT03, on Dantzic Street near Manchester Victoria station.

The appointment covers a 34-storey tower containing 316 build-to-rent homes at NT02, alongside three buildings at NT03 named Falcon, Kingfisher and Midrise, which will contain a combined 579 homes. Construction News reported that the NT02 tower represents FEC’s first development in the rental sector.

The Business Desk also reported that FEC appointed HG Construction to build the 895 homes across the four buildings, with the contracts valued at £225m.

Where Will the New Manchester Homes Be Built?

The homes will be built on land off Dantzic Street, between Gould Street and Dulwich Street, immediately north of Manchester Victoria station. According to the Manchester Evening News, the site forms part of Red Bank, a new neighbourhood within the wider Victoria North regeneration programme, a collaboration between FEC and Manchester City Council.

Place North West described the scheme as the next phase of FEC’s Red Bank development and reported that it features about 900 homes across four buildings off Dantzic Street. The publication also identified the £225m contract as Red Bank Riverside and said it is HG Construction’s third large development in Manchester.

When Will Construction Start and Finish?

Work on the 316-home, 34-storey NT02 tower is due to begin immediately, with completion expected by 2029. Construction News reported that construction of the three NT03 buildings is scheduled to begin in early 2027, subject to Gateway 2 approval from the Building Safety Regulator.

Building.co.uk similarly reported that NT02 work was due to start immediately and that NT03 construction was expected to begin in early 2027, pending the same regulatory approval.

How Many Homes Will Each Building Contain?

The development comprises two distinct plots. At NT02, HG Construction will deliver 316 homes in a 34-storey build-to-rent tower. At NT03, it will deliver 579 homes across three buildings: Falcon, Kingfisher and Midrise.

Place North West reported that the three NT03 buildings will be 30, 19 and eight storeys tall. It also reported that a later phase would deliver a further 650 homes across three buildings of 27, 24 and eight storeys.

What Did FEC and HG Construction Say?

As reported by Construction News, HG Construction chief executive Adam Quinn said: “Our in-house self-delivery capabilities, including offsite bathroom and utility pods, allow us to mobilise efficiently while maintaining greater control over programme execution, quality and safety from the outset.”

FEC operations director Anthony Payne said: “Following significant investment in infrastructure and public realm, the neighbourhood is really taking shape, with new homes, green spaces and the next phases of development now coming forward.”

The Manchester Evening News also quoted Payne saying that residents of the four new buildings would benefit from “excellent amenities and green spaces in a community that has received considerable investment and is just a short stroll from the city center.”

What Is the Wider Victoria North Regeneration Plan?

Red Bank forms part of Victoria North, a regeneration programme north of Manchester city centre involving FEC and Manchester City Council. Construction News reported that the wider programme includes housing, public spaces and infrastructure improvements.

FEC secured planning permission in August 2023 for 1,551 homes across plots NT02, NT03 and NT04. The Manchester Evening News reported that the wider Victoria North initiative aims to create 15,000 homes.

According to the Manchester Evening News, Manchester City Council’s executive member for housing and regeneration, Councillor Gavin White, said the development was an “exciting next step” in Victoria North. He said the sites had historical industrial use and land-contamination challenges, and that construction would begin the next stage of what is ultimately intended to become a 5,500-home investment across Red Bank.

Who Designed the Manchester Development?

Architect Hawkins\Brown designed the development, while landscape design was carried out by Open and S+G. Construction News reported these appointments in its coverage of the contract award.

HG Construction said it would use its in-house construction capabilities, including offsite-manufactured bathroom and utility pods. The contractor also self-delivers piling, concrete frames, cranes, mechanical and electrical works and drylining, although it did not specify which packages would be undertaken in-house.

Background of the Development

Red Bank is part of Victoria North, a long-term regeneration area north of Manchester city centre. FEC and Manchester City Council are collaborating on the wider programme, which is intended to bring forward housing, public space and infrastructure improvements.

FEC obtained planning consent in August 2023 for 1,551 homes across three plots: NT02, NT03 and NT04. The newly announced HG Construction contracts relate to NT02 and NT03, while NT04 remains a separate part of the approved Red Bank plan.

Enabling and infrastructure works across the neighbourhood were supported by investment from Homes England’s Housing Infrastructure Fund. Construction News reported that Manchester City Council and BAM completed infrastructure works during the summer to unlock development across NT02, NT03 and NT04.

Prediction: How Could This Affect Manchester Residents and Renters?

The development could increase the supply of homes close to Manchester city centre, particularly for renters, because the 316-home NT02 tower is a build-to-rent scheme. If completed as scheduled by 2029, it may add rental accommodation near Victoria station, an area with transport links and ongoing regeneration investment.

For local residents, the wider Red Bank programme could bring further homes, green space and public-realm improvements, although the pace and final mix of housing will depend on later planning and delivery stages. The Manchester Evening News reported that questions had been raised with FEC and the council about how many of the new homes would be affordable, meaning priced below market rates; that detail was not specified in the announcement.

For construction workers, suppliers and local businesses, the £225m award may support activity across Dantzic Street and the surrounding Red Bank area, particularly if HG Construction proceeds with immediate work at NT02 and begins NT03 in early 2027. The contractor’s use of offsite-manufactured bathroom and utility pods could also direct some production activity through its Hull manufacturing facility.
