Key Points

  • Yas Residences by Ohana of Manchester City has achieved sales of 92% of its Phase 2 within 48 hours, as per the press release issued by Ohana Development on 27 October 2026 in Zawya.
  • Phase 2 consists of 619 units, which comprise two or three bedroom townhouses, duplexes and four or five bedroom villas.
  • 85% of the investors are UAE residents. 53% of the investors include Emirati nationals and 15% are non-UAE residents.
  • This press release comes right after selling of Phase 1 of 100% units within 72 hours in the year 2026.
  • Payment schemes for the project include 30/70 for UAE nationals and 35/65 for other nationalities.
  • The total area of the Yas Canal development is 1.67 million square metres, with over 55% land dedicated for landscaping purposes. Phase 1 construction is under process, and will be delivered by 2029.

Manchester (Manchester Mirror) October 27, 2026 —It has announced that Manchester City Yas Residences by Ohana sold 92% of its 619-home second phase in under 48 hours, with every townhouse and duplex in the release sold, according to a company statement published by Zawya.

The waterfront development on Yas Canal recorded the sales following the complete sell-out of its first phase within 72 hours earlier this year. The latest announcement identifies UAE-based buyers as the largest purchasing group in Phase 2.

Zawya published the announcement as a press release rather than a bylined news report. No individual journalist is named, and the sales figures, buyer breakdown and executive comments are attributed to Ohana Development. Zawya’s accompanying disclaimer states that the material was supplied by an external provider and was not edited by the publication.

Which Manchester City Yas Residences homes have sold out?

According to Ohana Development’s statement published by Zawya, all townhouses and duplexes offered in Phase 2 have sold out. The phase comprises 619 units across two- and three-bedroom townhouses, duplexes, and four- and five-bedroom villas.

The developer reported an overall sales rate of 92%, but did not provide an exact number of completed sales in the announcement. It also did not give a separate sales breakdown for four-bedroom and five-bedroom villas or specify the configuration of each remaining property.

The distinction matters for prospective purchasers: the company’s announcement confirms that the townhouse and duplex allocations are exhausted, rather than saying that every category across Phase 2 has sold out. The overall phase remains short of a complete sell-out.

Who bought homes in the second phase?

UAE residents represented 85% of Phase 2 buyers, while international purchasers based outside the country accounted for the remaining 15%, according to the developer. Ohana separately stated that Emirati nationals made up 53% of investors.

The announcement therefore presents both a residency breakdown and a nationality figure. It does not provide a detailed list of other nationalities or explain whether buyers purchased primarily for personal occupation, rental investment or another purpose.

Ohana listed a 30/70 payment plan for UAE nationals and a 35/65 plan for other nationalities. The sales announcement did not set out the full instalment timetable or contractual conditions attached to either arrangement.

Earlier launch information published by Zawya on 12 October said Phase 2 homes ranged from 1,938 to 4,887 square feet. That announcement put the average price of a two-bedroom townhouse at AED 3.75 million; this was a figure for that property category, not an average across the entire phase.

What did Husein Salem say about the sales?

In the Ohana Development press release carried by Zawya, Husein Salem, the company’s chief executive officer, linked the second-phase sales performance to its plans for a community combining residential accommodation with sporting and wellness facilities.

Salem said:

“The overwhelming response from buyers marks another significant milestone for Manchester City Yas Residences by Ohana. While Phase 1 demonstrated the development’s immediate appeal, the continued demand reflects confidence in our vision to create a waterfront community that brings together sport, wellness and lifestyle to offer a distinctive residential experience.”

He also attributed the project’s progress to Abu Dhabi’s wider development direction.

Salem added:

“This success is supported by the vision of Abu Dhabi’s wise leadership, whose long-term vision for the city’s development has strengthened its position as one of the world’s most sought-after destinations to live and invest. We are proud to contribute to this vision and to the emirate’s continued growth.”

These assessments reflect the developer’s interpretation of the sales results. The announcement does not include independent market analysis establishing how the project’s performance compares with other Abu Dhabi residential launches.

What did Mustafa El Sammak say about delivery?

Mustafa El Sammak, chief operating officer of Ohana Development, credited the company’s staff and broker partners for handling the sales process. His statement also addressed the responsibility to deliver the homes promised to purchasers.

In the release published by Zawya, El Sammak said:

“Our team and broker partners worked closely to ensure a smooth and seamless sales experience for every buyer. Achieving two major sales milestones for the project this year reflects their dedication and the growing appeal of Abu Dhabi’s real estate market, where buyers value quality communities designed for long-term living. The trust placed in us comes with a clear responsibility, and our focus remains on delivering homes that meet the standards we have promised our buyers.”

His comments distinguish the sales milestone from the subsequent construction and delivery commitments. The announcement reports purchases in a development that remains under construction, rather than the handover of completed Phase 2 homes.

What facilities are planned beside Yas Canal?

Manchester City Yas Residences by Ohana spans 1.67 million square metres, with more than 55% of the masterplan dedicated to landscaped gardens and green spaces, according to the developer.

The planned facilities include:

  • An integrated Manchester City training academy supported by recovery facilities.
  • A City Café and City Lounge.
  • Fitness and wellness facilities designed around physical performance.
  • A marina sports club offering water sports.
  • A waterfront promenade with retail, dining and other lifestyle destinations.

The facilities form part of the developer’s stated approach to sport and active living. They are described as planned components of the community, not as amenities already operating for residents.

Ohana said construction of Phase 1 had been progressing since the September groundbreaking, with phased delivery scheduled by 2029. The latest release does not provide a separate detailed completion timetable for every Phase 2 property type.

What is the background to the Phase 2 announcement?

The second-phase sales results follow several announcements linking the residential project with Manchester City figures. In an earlier company release published by Zawya on 12 October, Ohana announced footballer Erling Haaland as a homeowner in the development.

That announcement also named Manchester City manager Pep Guardiola as the project’s official brand ambassador. Guardiola attended the Phase 2 launch event at Etihad Arena as guest of honour, according to the release, which said sales were set to commence on 19 October 2026.

The earlier statement described the development as the world’s first Manchester City-branded residential community and said it would contain more than 2,000 residences beside Yas Canal, adjacent to Yas Island. These descriptions were supplied by the developer.

In its corporate background accompanying the latest sales announcement, Ohana describes itself as a private Middle Eastern residential developer with more than 35 years of experience, four regional offices, over 2,000 employees and a portfolio exceeding 11,000 residential units. These are company-reported figures.

Its listed projects include Jacob & Co. Beachfront Living by Ohana, ELIE SAAB Waterfront by Ohana and Ohana by the Sea in the UAE, alongside Ohana Villas and Ohana Hills in Lebanon. The company says its approach centres on customer service, personalisation and what it calls “attainable luxury”.

Prediction: How could the development affect buyers and residents?

For prospective buyers, the clearest immediate consequence is reduced choice within Phase 2. With all townhouses and duplexes reported sold, purchasers seeking those categories cannot rely on availability in the original release. The announcement does not establish whether further units, later phases or resale properties will become available.

For existing purchasers, attention is likely to move from launch sales towards construction progress and the delivery of homes and shared facilities. This is a conditional assessment based on the project’s construction status and the developer’s stated phased-delivery schedule, rather than a confirmed change in its programme.

If delivered as described, the academy, fitness facilities, green spaces and waterfront promenade would give residents access to the sport and leisure infrastructure included in the masterplan. Their practical effect will depend on completion, operating arrangements and access conditions, which the sales release does not detail.

The reported sales pace alone does not establish future property-price growth, rental yields or resale returns. The announcement provides no evidence sufficient to predict those outcomes, and Zawya’s disclaimer explicitly states that the release does not constitute investment advice.
